Sydney and Melbourne Property Overvalued, over loved and over indebted?

My take on Olivers insights!

Overvaluation is evident in numerous indicators - but is their cause for concern?

The two basic problems with Australian housing are that it is expensive
  • According to the 2016 Demographia Housing Affordability Survey the median multiple of house prices in cities over 1 million people to household income is 6.4 times in Australia versus 3.7 in the US and 4.6 in the UK.  In Sydney it’s 12.2 times and Melbourne is 9.7 times.
  • The ratios of house prices to incomes and rents are at the high end of OECD countries and have been since 2003.
and household debt is high....  however, interest payments on household debt as a % of household disposable income is low (same as 1990)

  • Real house prices have been above trend since 2003..... but not majorly

  • Home construction is solving the problem of housing shortfall. Completions are solving the underlyiong demand for housing - but is this enough based on projected growth of population through immigration?

  • Vacancy rates still under 3% - however trend increasing

  • Sydney and Melbourne Property prices - where to?

It seems as if Housing Price Growth in Sydney and Melbourne will continue in 2016/2017 - but at a lower rate.

Bottom line.... their is no indication that properties will be coming down soon!!

What to consider when buying a property? - Ark Sydney Seminar - 15 Spots available!

The Ark Team have analysed the key areas to consider when purchasing an investment property and how to stress less at auctions.

To compliment this, they will be a hosting a special seminar on 'How to Purchase Property?' which will cover the important research you need to undertake, how to get the best loan and understanding what it will cost you.

head2
With interest rates at a 20 years low, activity in the property market has increased significantly over the past few months. Last weekend we witnessed record clearance rates in Sydney, with over 80% of the listed auctions selling. In Brisbane, the rate was 65%, which is nearly double the clearance rate this time last year.
It is important in times like these to go back to the fundamentals and basics of property and not get caught up in the emotion and media.
We are running a seminar on 'What to consider when buying a property?' and it will cover off the following;
- What is the critical research you need to undertake? and how do you do it?
- How do you find the right property for you?
- Should you buy a home or investment and what is the difference?
- What will a property cost you?
- How to stress less at an Auction?
- The different tax consequences - including buying in super
As an example of some of the content we will cover at the seminar, here are 5 tips on what you need to consider when buying a property;

Is it a home or investment?

This is the first decision you need to make. Although the purchase might initially be a home and then an investment later it is very rare you find the perfect investment and home in one. You need to understand what your preference is - are you making a lifestyle decision or a financial one? This will help you when you are analysing the property.

What can you afford as opposed to what the banks will give you?

Yes it is very important to get an approval from the bank about how much you can borrow but it is more important to understand what you can afford. Just because the bank will give you $1million, doesn't mean you can afford that. You need to analyse your cash flow and understand what the cost of the property will be. When calculating the cost of a home, you need to take into account the rent you might be paying.

Have you done your research?

When we say research, it doesn't just mean the location, amenities and property specifics. You need to make sure you complete your building and strata research to understand if there are any inherent problems in the building such as water leaks, poor strata management etc. You also need to get your solicitor to review the contracts to understand the property in real detail.

What structure do you purchase it in?

There are several options when purchasing a property - joint names, family trust, super and individually. Each option has pros and cons, and it is dependent on your situation. In some cases, it might be a combination of the above to get the right outcome. The issues you need to consider are tax, estate planning, asset protection and flexibility.

Are you attending Auctions?

This can be a very nerve wrecking and stressful time for any purchaser. The key with auctions is to be realistic and be prepared. When you buy at an auction, you need to exchange and pay the deposit on the day of the auction if you are the successful bidder. This means you waive your cooling off period - so there is no going back. This means you need to be prepared well before the auction day. This includes having your solicitor review the contracts, have your building/strata reports completed and have you deposit ready to go. The second part is to be realistic - have your price that you are willing to go up to and if you don't get it then there will be another one. It is disappointing, but unfortunately that is the way auctions operate. Your buying strategy doesn't really matter if someone else is prepared to pay more than what you are.
We hope you can join us for the seminar on Wednesday the 14th of August from 6pm.

Brisbane inner city market undersupplied

Posted on Friday, May 24 2013 at 3:54 PM Australian Property Investor

There’s a very limited supply of housing in Brisbane at present and auctions are increasing in popularity as sellers regain a more optimistic view of the market, according to one analyst.
James Freudigmann is the national manager of Propell Buyers’ Advocates and believes an analysis of market data from Brisbane shows some interesting trends.
For one, Freudigmann says one-third of all properties listed for sale in the Queensland capital’s inner city suburbs are under contract.
“To have over a third of properties going to auction is a sign that the market is starting to heat up,” he says. “Agents are taking them to auction to get exposure because of the shortage of supply of quality stock.”
Inner city houses within five to seven kilometres of the CBD and priced in the middle segment of the market are especially in demand with both homebuyers and investors, he says.
Some pundits are still describing the housing sector in southeast Queensland as subdued, but Freudigmann thinks they’re missing the mark. He has analysed property listings to prove his point.
Across 37 inner city markets, there are currently 218 houses listed for sale on realestate.com.au, he says. Of those, 77 are under contract already and 13 are actually units that have been incorrectly listed as houses.
A further 30 are priced in excess of $600,000, leaving only 105 houses for sale in that prime middle price segment, he says.
“With 37 suburbs in total, that means on average there are three houses under $600,000 per suburb.”
Of the 105 remaining, 37 are going to auction and another 33 are what Freudigmann describes as “secondary”, or less desirable than others given their proximity to main roads, train lines or even a history of flooding.
“This leaves only 31 houses for sale (and not going to auction) in these 37 suburbs in the inner city sub $600,000 price point.”

Investor home loans hit five-year high

AUSTRALIAN PROPERTY NEWS

Posted on Tuesday, June 11 2013 at 4:05 PM
Investors are coming back to the market place, with loans for housing finance on the rise.
CommSec reports the value of home loans taken out by investors rose by 1.1 per cent in April thanks to rising rents and falling interest rates.
“Tight rental market, state government grants for home builders, a relative lack of new homes being built and low interest rates are attracting investors,” CommSec chief economist Craig James says.
“First homebuyers are still reluctant to buy homes, preferring to rent instead. Fortunately second and subsequent homebuyers are active in buying and building homes together with investors.”
The number of new owner-occupier housing loans rose by 0.8 per cent in April, after a 4.8 per cent lift in March – the strongest gain in four years. The proportion of first homebuyers in the market rose from a near nine-year low of 14.2 per cent in March to 14.3 per cent in April. Fixed rate loans rose from 18.4 per cent of all loans to 20.6 per cent in April – also the highest level in five years. The average home loan across Australia stood at $301,800 in April, up 2.6 per cent on a year ago.
“The housing market is in recovery mode,” James says.
“The good news is that low interest rates and government grants are serving to boost new construction. Interestingly, it’s not the first homebuyers that are embracing the opportunities; rather they’re relying on investors to get the new houses and apartments built.”

Lower volatility, higher returns in direct property: report

A comprehensive report commissioned by the Property Fund Association of Australia (PFA) and released today compares the  performance of unlisted and direct property versus listed property over a range of periods in the past 25 years.

With a primary focus on income and total returns, the research looked at the volatility of the unlisted sector and its correlation with other asset classes, including equities and listed property.
PFA president Robery Olde says that since the GFC (global financial crisis), direct property has demonstrated the kind of resilience and positive total returns that other asset classes simply haven’t.”
Trends indicate investors are catching on. There has been a “significant increase” in direct property compared to the listed sector in the past 12 months, he says.
In Australia, there’s currently more than $55 billion in direct property assets under management.

I want to Invest - but how do I start?

A common misconception is that you need a lot of money to make money. If you have wads of cash it certainly helps but everyone needs to start somewhere. Unless your lucky (or unlucky in same cases but I won’t name names) to receive a capital injection from your parents, you will most likely need to start from scratch.

Ark Total Wealth are pleased to bring to market, a boutique development of 11 townhouses that will be built incorporating the existing facade of the old Glebe Town Hall.

Seconds away from the restaurants, shops and small bars of cosmopolitan Glebe Point Rd, the development sits directly across the road from a large park and is serviced by buses at its door step ferrying you directly into the city, or Glebe light rail station that is only 300 meters away.

Locations simply do not get more blue-chip than this!
http://emarketing.bsi.com.au/public_images/377345/images/glebe.jpg
The townhouses themselves are large internally at 107 sqm, and consist of 2 bedrooms , 2 bathrooms and a dedicated media room/ office, perfect for DINKS, or those with a small family.

Rental yields are expected to be between 5.0% - 5.7% according to local agents appraisals, and the heritage conversion should add a funky element to their appeal among tenants or future purchasers.

Ark Total Wealth is conducting a Webinar release event on Monday 3rd of September at 5:30pm, where we will provide a run down of the development, research on the area as well as exploring the individual floor plans.

Demand is expected to be high and given the boutique size of the development we do not expect the individual townhouses to be available for very long.

If you are unable to attend or wish to review the information at hand before the Webinar please contact us and we will provide you with the development particulars.

We look forward to seeing you there!

Perth and Brisbane leading Population Boom is expected to fuel the next Property Boom

They say "buy in gloom and sell in boom."  With a reduction in interest rates, and an increased demand for property, it seems as if it is a good time to start investing in strategic growth areas in Australia.

Property Boom in Perth Expected
I have just read an article in Australian Property Investor which points to an opportunity of investing in Perth and Brisbane.

The ABS’s population projection  estimates Perth and Brisbane’s population over the next 50 years to grow by over 110% .

Over the last 10 years, Perth and Brisbane boosted population figures by 25.2%, Darwin 20.8% growth, Melbourne 18.3%, Canberra 15.2%, Sydney 11.6%, Hobart 9% and Adelaide 8.8%.

In Perth, major planning and transport reforms under way to support the projected population boom as a result of the massive influx of workers servicing the resources sector. It is expected that Perth’s population will grow from 2 million to 4 million and house prices will rebound to reflect this.

An aging population, a new generation of homebuyers who want to be close to the city and an influx of immigrants who are more accustomed to high density living, will drive demand for units that are near public transport and  within easy reach of the CBD or places of employment, and where available property is in limited supply.

This will result in increased property prices.

Just as Sydneys Inner West (Newtown, Petersham and Dulwich Hill have gentrified into trendy and highly sought after suburbs, many Perth suburbs will have the potential to do the same. Growth areas being gentrified  include Victoria Park,  Belmont, Redcliffe and Cloverdale, Bayswater, Bedford, Dianella and Yokine

In Brisbane, the winning suburbs will be the transport hubs where rezoning has either already occurred or is under way. Growth areas include  Indooroopilly, Toowong, Carindale and Mount Gravatt, and more affluent suburbs expecting growth include  Brisbane’s leafy west and northwest, including suburbs like Ashgrove, Bardon and Toowong.

If you would like to invest in residential property, its best to chat with Alex, Miles, Chris or Dylan at Ark Total Wealth

Conviction of the Inner West Story - UTOPIA!!”

This months Ark Informer relates specifically to property research in the Inner West in Sydney.
We look forward to your feedback.
best regards
Ivan

Since 3 quarter 2008, Ark Total Wealth has focussed it’s property research gaze on the Inner West area of Sydney and generated some excellent returns for clients in the process. The greater Sydney area as a whole whilst generally having higher prices than other capital cities, is blessed with high natural rental yields of 5.0% +, low vacancy rates, and a chronic undersupply in new dwelling completions. ANZ Economics notes that dwelling completions for Sydney are currently running at about 26,000 (about half the amount of a decade ago) and well below current requirements. They also report a serious disparity with dwelling starts, estimated for 2011 at 130,000, down from the 149,000 of 2010, and well shy of the estimated 180,000 required to fill current demand.
The practical outcome of such numbers are continuing upwards pressure on rents and by virtue of this also capital values, with ANZ predicting rents will rise by "close to double digits".
Drilling down further, since 2008 the inner west as a region has been a consistent out-perfomer in the Sydney property market, as purchasers take advantage of it’s close proximity to the CBD, access to rail and bus transport, a rapid gentrification and urbanisation of many inner west suburbs, and more affordable prices relative to the already highly priced blue ribbon areas of the East and North Shore.
As can be seen below from our past inner west projects (see below), capital growth and market performance in the inner west has been strong in the central core suburbs, and as prices have risen capital growth has radiated in rings outwards from the core, as suburbs such as Annandale, Newtown, Stanmore and Erskineville become less affordable. Thus suburbs such as Marrickville, Arncliffe, St Peters and Dulwich Hill have begun to perform due to the attraction of their lower price point. This is a growth movement we have been following for the last 24 months in terms of our chosen projects.
Research wise and also anecdotally, the inner west has and continues to be the powerhouse of Sydney property price growth.
(quote) “This year's star performers have one thing in common. The inner west is holding its ground far better than most other areas around Sydney.”
  • In 4 quarter 2010, Australian Property Monitors predicted that units would achieve a higher rate of capital growth than houses over the coming year as investors and a limited number of first-home buyers look for affordable properties.   They went on to list their top 10 suburbs in terms of capital growth prospects with Summer Hill, Hurlstone Park, Petersham and Dulwich Hill all getting a mention.
  • In early 2011, St George Bank’s National Property Hotspots Report 2011 was published listing 24 strong investment suburbs around Australia. Arncliffe was among one of 5 Sydney suburbs mentioned, and similar to APM 4 of the 5 suburbs they listed basically adjoin each other, being Arncliffe, Sydenham, Eastlakes and Newtown.
  • In February 2012, PRD Nationwide listed Marrickville their top Sydney property hot spot for 2012 (see below):
When we combine the results of the APM, St George and PRD Nationwide reports we notice an interesting correlation in the close proximity of the prime growth suburbs both have listed.
Red: Aus. Property Monitors listed suburbs
Yellow: St George listed suburbs
Purple: PRD Nationwide
What is clear from the above consensus is that the area featured in the map above is considered a strong future capital growth market by all three research houses.
With a wealth of statistics and external opinions pointing towards the Inner West as being one of Sydney’s potential top performing property markets, further detailed analysis on development particulars help identify value for money and help establish an understanding of how, why and what sort of capital growth is being achieved.
Charting growth of ATW Property in the Inner West
Since late 2008 Ark Total Wealth have strategically recommended a select offering of developments in the Inner West region to their clients, based on the type of forward looking research and statistics detailed above, and also on careful analysis of the projects at hand. Now more than 2 years down the track, our clients have begun to reap impressive results from these acquisitions.
Camperdown – Trio Apartments – 1 bed, 1 bath, 1 car
Exchanged: December 2008, Completed: July 2009
Purchase Price: $470,000
Current Valuation: $570,000 (based on sales evidence)
Current Rental: $560 pw
Balmain – Boutique Apartments – 1 bed, 1 bath, 1 car
Exchanged: April 2009, Completed: September 2010
Purchase Price: $550,000
Current Valuation: $612,000 (based on sales evidence)
Current Rental: $550 pw
Leichhardt – The Factory – 2 bed, 2 bath, 1 car
Exchanged: Mid 2009, Completed: January 2011
Purchase Price: $640,000
Current Valuation: $730,000 (based on sales evidence)
Current Rental: $710 pw
Petersham – The Majestic Theatre Apartments – 1 bed, 1 bath, 1 car
Exchanged: September 2010, Completed: Estimated 2012
Purchase Price: $473,000
Current Valuation: $501,300 (based on sales evidence)
Estimated Rental: $470 pw
An interesting statistic to note is the internal price per square meter for 1 bedroom apartments (psm) of the above three projects which at time of purchase were:
Camperdown: $8,245 psm
Balmain:              $10,000 psm
Petersham:        $9,260 psm
Dulwich Hill:      $8,403 psm (1 bedroom) AVAILABLE
We note that the cost of Utopia at Dulwich Hill on a per square metre basis is broadly comparable with those of our previous inner west project before those projects experienced the increase in capital growth that they have had.
Furthermore, we believe that the slated Dulwich Hill light rail extension due for completion in 2014 will exert a positive impact on property prices in the area. The existing light rail line that terminates at Lilyfield is being extended to Dulwich Hill as illustrated below. This will provide a further public transport access line into the city in addition to heavy rail and bus lines.

The red arrow denotes the proximity of the Dulwich Hill development to the Dulwich Hill light rail interchange. The development is also 600 metres from Hurlstone Park train station. There is a proven causal relationship between construction of light rail lines and property price growth as illustrated below:
(quote) “Property values along light rail corridors could soar, a new report suggests, but experts say governments would need to temper the price rises with more affordable housing....The planned extension of Sydney's light rail, from the Lilyfield terminus to Dulwich Hill train station, is also likely to affect property values in Leichhardt, Haberfield, Lewisham, Summer Hill and Dulwich Hill.”
We therefore believe that given the strong inner west story and the considerable growth achieved thus far, coupled with comparatively similar value for money on an internal pricing basis, Utopia apartments represent good for value for money in what is an area that is trending towards strong future capital growth.
The Utopia Apartments – Dulwich Hill
